Skebo offers accommodation for everyone, and we have different housing categories: student apartments, youth apartments, +55 apartments, and sheltered housing. There is only one queue (except the student queue), through which all apartment types can be applied for.

Apartments are assigned to the person with the most queue points and who meets Skebo’s basic requirements (i.e. you must be of legal age, meet our requirements for debts and have no previous record of non-payment, have no misconduct in your relationship with Skebo in the last two years, and you must use the apartment as a permanent residence, not as a second home).

How our queue system works

You can register as a housing applicant from the age of 15. After registering as a housing applicant, you start to accumulate queue points – you earn one queue point per day. You maintain your status as an active housing applicant by logging in to My Account at least every 12 months. If you forget to log in within 12 months, you will have to reregister and start collecting points again. At the same time, check that your personal information (address, telephone number, email address) is up to date.

Your points are personal and cannot be transferred or added to someone else’s points. Spouses, cohabitants, and relatives must register individually and earn their own points. The points are personal and you are only able to use your own queue points to apply for housing. If there is indication afterwards that this rule was contravened, you risk the termination of your lease and the deletion of your queue points. Your earned points then form the basis for signing a contract for a home.

When you get a queue apartment

As soon as you sign a contract for a queue apartment, your queue points are reset. You can’t enter into a contract afterwards. To re-enter the queue, you need to reregister (My Account). Once you have received a queue apartment, you cannot express interest in another apartment earlier than nine months from the time the contract was signed.

BoDirekt

BoDirekt is a service geared towards housing applicants who urgently need a home. Whoever first expresses their interest becomes first in the queue. If you receive your apartment via BoDirekt, you get to keep your queue points, but cannot express interest in another apartment within nine months of signing the contract.

Termination of lease notice period

When you terminate your apartment and the contract with Skebo, the notice period is three months (this also applies if you are moving to another Skebo apartment).

Distribution of vacant apartments

The 20 applicants with the most points in our booking system receive an invite to view the relevant apartments. You have three days to let us know if you want to rent the apartment or not. You do this via My Account or by phone. If you accept the apartment offer after the viewing, your answer is binding. If several applicants accept, the apartment goes to the applicant with the most queue points. No viewings are held for student apartments. Instead, the apartment is assigned to the individual who first expresses their interest.

Blocked applications

Your application (expression of interest) will be blocked for six months if you:

  • Do not answer 'Yes' och 'No' to a viewing invite three times
  • Decline apartments more than six times within 12 months, after you have been invited to a viewing
  • Accept an apartment but then change your mind when we offer you the apartment
  • Do not pass our credit check

Your application (expression of interest) will be blocked for six months, which means you cannot book any new apartments during that time, but you will still accumulate queue points.
